Custom Home Builder in Oceanside, CA

A custom home is the reason most people call a general building contractor, and it is the work Craft Homes is built around. We take a lot and a set of goals and carry them through design coordination, permitting, construction and closeout as a single accountable contract.

Craft Homes is owner-operated. Joseph Nourbakhsh holds the license, runs the schedule and is the person you reach — there is no layer of account managers between you and the build.

Scope

What this covers

  • Ground-up single-family construction on infill and acreage lots
  • Plan review and constructability input before you commit to a budget
  • Permit coordination with Oceanside and North County jurisdictions
  • Coastal-zone and hillside site conditions
  • Fixed-scope proposals with a documented allowance schedule
  • One licensed point of contact from consult to final inspection

What a custom build with Craft Homes looks like

We start with your site and your drawings — or with the architect you have chosen. Before numbers get committed to paper, we walk the constructability of the plan: how the structure gets built, what the site work actually costs, and where the schedule has real risk.

From there the project moves through permitting, construction and closeout on a schedule you can see. You get direct access to the license holder for the life of the job.

Building on coastal and North County lots

North County San Diego lots are rarely simple. Coastal-zone review in Oceanside, Carlsbad and Encinitas, hillside grading in Fallbrook and Bonsall, and tight infill parcels in Vista and San Marcos each change how a home has to be sequenced.

Craft Homes bids these conditions as part of the scope rather than discovering them mid-build.

Questions

Common questions

Do you build from my architect's plans?
Yes. Craft Homes builds from client-supplied plans and will review them for constructability and cost before a proposal is issued. If you do not yet have drawings, we can advise on the design and engineering the project needs.
What areas do you build custom homes in?
Oceanside and the surrounding North County San Diego communities: Carlsbad, Vista, San Marcos, Encinitas, Fallbrook and Bonsall.

How it works

Four steps, one accountable contractor

The same sequence on every project, whether it is a detached ADU in Vista or a 25-unit building in San Marcos.

  1. 01

    Consult

We walk the site, review your drawings or your goals, and talk honestly about budget and feasibility before anyone commits. No charge for the first conversation.

  2. 02

    Design & Permits

Plans get reviewed for constructability, the scope gets documented, and the permit package moves through the governing jurisdiction with our coordination.

  3. 03

    Build

Construction runs on a schedule you can see, with the license holder on the job and a single point of contact for questions, selections and changes.

  4. 04

    Deliver

Punch list, final inspections and closeout documents. You get a finished building and the paperwork that proves how it was built.
